Corson Cramer Development (CCD), the residential land development firm co-founded by Larry Corson and Brian Cramer, announces development plans for Ten Mile Creek, a new mixed-use master planned community. Located in Celina, Texas along the future Collin County Outer Loop east of Coit Road, the 251-acre project will accommodate a variety of residential neighborhoods and commercial uses.

Scheduled to break ground spring 2022, the Ten Mile Creek community will include 371 single family homes, 110 townhomes, along with rental homes and apartments. Future commercial uses will include restaurants, retail and neighborhood services. Ten Mile Creek will feature American Legend Homes and William Ryan Homes building the single family homes and Grenadier Homes building the townhomes. Cypress Equity Investments (CEI) will be developing the multifamily and build-to-lease homes.
Ten Mile Creek will be the first multifamily and build-to-lease development project for CEI in Texas. CEI has purchased, developed and invested in excess of 13,700 multifamily units as well as select commercial projects amounting to more than $6.7 billion of value across the country.
The project also includes 46 acres of commercial land planned for a mixed-use lifestyle center that will offer a walkable restaurant and retail destination right off the future Collin County Outer Loop.
The Ten Mile Creek community is planned to feature an amenity center with resort-style pool, playground and dog park; more than 22 acres of shared open space with mature hard wood trees and ponds connecting to Wilson Creek. The community’s looped trail system connects to Celina’s regional trail system. It is located within the acclaimed Celina Independent School District and is approximately one mile from the new Collin College campus that opened in August 2021.
Ten Mile Creek is the third CCD development project in Celina. The other projects, announced earlier in 2021, include North Sky Celina and Cross Creek Meadows, which CCD acquired and zoned for Taylor Morrison.
